Fun fact, I actually met my clients last year when we purchased their farm in Anson County, NC. While they were searching for a place to call home that landed them closer to grandkids, family, and business, my family longed for a little more "country" than we already had. It was a perfect match!


So, the Lord was at work-and we all opened new chapters. Fast forward to March 2022, we were on the hunt for their perfect home. In our short friendship, these two have walked alongside my family during some of the most difficult days and been such dear friends to me. Being in their presence is always sure to bring joy and laughter, and we have had a lot of fun together! After touring multiple communities, we found the one. Simpson Farms, located off Secrest Shortcut Rd., in Monroe. Neighborhood amenities, new construction, a community pool, close to everything you could need, and just down the road from their business? Sign us up! We knew it was perfect, and we went under contract.


With new construction, typically builders allow for upgrades and changes, but this particular builder has the details completely ironed out-and the process was super fluid and enjoyable for all of us! With updated exterior elevations and modern finishes, the neighborhood and home plan had everything they could want! Did I mention we scooped up one of the last lots that bordered HOA owned green-space? Hello privacy!



This three bedroom home also offers a two car garage, back patio, private lot, and is perfect for entertaining in the all-white, bright, and shiny kitchen!


Conveniently located in Monroe (close to the Monroe Mall, hospital/medical centers, and other amenities), you can travel to all of your local amenities in just minutes!

Wrapping up inspections/blue tape walks in the NC heat mean two things 1. Don't forget extra water 2. If you see my car running down the block with the AC blasting, don't worry - I'll be back in a minute.


With new construction, you're usually updated periodically with building progress. The most exciting email, well-that's the one that says it's BLUE TAPE WALK TIME! I always come prepared with multiple rolls, and we take our time combing through every detail for the builder. Some builders even help you identify cosmetic blemishes-and we were able to do just that!


Next stop, closing. Now-new construction homes usually come with great warranties-that's one of my favorite aspects of new construction. Does that mean you don't need a home inspection? Absolutely not. My buyers chose to partner with Building Sciences 16:3 and gained great insight into a few things that just might have gone without repair, pre-closing. Vincent Berardelli was able to put his experienced eyes on the property and even met with us for a full breakdown of what he found. Thankfully, it was nothing major, and the builder was able to complete all of our requests before closing!


While this purchase wasn't their first rodeo, more like 8+, they entrusted me with their forever home purchase-and that's an honor I won't ever forget. Cheers to porch swinging, pretty flowers, one dreamy kitchen, and friends that last a lifetime!
